Repairs

In general as a landlord, we are responsible for repairs to the structure of the building and communal areas of your block (if you have communal areas).

Repairs to the inside of your home are your responsibility. You are responsible for a proportion of the cost of the block's repairs and maintenance, as set out in your lease.

 

Essential Repairs

When required, essential repairs will need to be carried out to your property.

When such repairs are identified and their anticipated cost is likely to exceed £250 per leaseholder, you will be contacted in writing and a consultation process will commence.

The consultation process is carried out under the Landlord and Tenant Act 1985 sections 20 and 20ZA and the Service Charges (Consultation Requirements) (Wales) Regulations 2004.

 

Alterations

You might need to get our permission before carrying out any alterations or improvements to your flat. If in doubt, please consult your lease agreement, or contact Property Compliance on 01639 506656.
