Rent and service charges
Our rents are set in line with Welsh Government guidance.
You are responsible for paying your rent and, where applicable, service charges. To find out the different options we provide please visit Make a Payment.
Service Charges
For providing services over and above what’s covered by rent, there are additional charges, details of which are listed here:
Health and Safety
Fire risk assessment/Fire safety
This is the cost of maintaining the fire safety systems in your communal areas.
Water chlorination testing (safe water/legionella)
The work to make sure your water supply and is not contaminated. It includes testing for legionella and descaling and maintaining communal showers and basins.
Vertical lift
This covers the cost of providing, maintaining and repairing any communal, vertical lifts.
Stair lift
Repairing and servicing your communal stair lift.
Warden call system
This is the cost for monitoring and maintaining the equipment that links you to the care line system.
Emergency pull cord
This covers the repairs and maintenance cost of the pull cord within your home. This cost is not covered by Housing Benefit or Universal Credit.
Building management and maintenance
Caretaking
This is the cost for the cleaning of communal areas in and around your home and the grounds maintenance of the outside spaces around your building. It’s broken down into cleaning and grounds maintenance which can include:
Cleaning
- Vacuuming carpeted areas where required
- Clean and dry hard floors
- Ensure areas smell clean and fresh
- Clean communal window frames and sills
- Clean all touchpoints (handrails, door handles, door frames etc)
- Clean ceilings diffusers and ceiling light fittings
- Ensure all emergency signage is clean, dry and free of marks and dust
- Laundry room – clean floor and surfaces, clear tumble drier filters of dust, empty bin
- Litter picking of communal areas
- Clean all internal glass
Grounds Maintenance
- Litter pick, cut grassed areas, trim edges and remove cuttings and waste from site
- Regular inspections of site
- Winter works (jet washing, hedge cutting, leaf blowing, cleaning gullies and draining channels
- Cultivate and weed planted areas
- Trim hedges
- Remove all rubbish from communal areas
- Clean hard surfaces
- Tree inspections (where required)
- Tree maintenance
Estate management charge
Upkeep of our open spaces in the vicinity of your property
Door entry system
This cost covers the repairs and maintenance cost of your door entry system.
TV aerial
This cost covers the provision, repairs and maintenance of communal TV aerial system.
CCTV
This cost covers the provision, repairs and servicing of the CCTV system where required.
Window cleaning (communal)
This cost covers the cleaning of the external windows doors in communal areas. This does not include individual flat windows and only relates to communal area windows and doors.
TV licence (communal)
This cost covers the TV Licence in the communal area of your scheme.
Furniture & equipment (communal)
This cost covers providing the furniture and equipment in communal areas.
White goods (communal)
This cost covers the provision, repairs and servicing of fridges, cookers and other white goods in communal areas.
Direct housing management (ILO)
This is the cost of providing your scheme with an independent living officer. They will be responsible for managing your scheme, including its health, safety and compliance to regulations.
Utilities
Electricity (communal)
This covers the cost of providing electricity to communal areas.
Gas (communal)
This is the cost of the gas used for heating communal areas.
Water (communal)
This is the cost of the water and sewerage used in communal facilities such as toilets or kitchens.
Electricity (private)
This is the cost of the electric used in your individual property. This cost is not covered by Housing Benefit or Universal Credit.
Gas (private)
This is the cost of the gas used in your individual property. This cost is not covered by Housing Benefit or Universal Credit.
Water (private)
This is the cost of the water in your individual property. This cost is not covered by Housing Benefit or Universal Credit.

Intensive housing management
Costs associated with additional services provided by the intensive housing management team to support you in your home.
Furnished lets
This is the cost of providing furniture, white goods and carpets to properties.
Personal housing plan
This covers the cost for supported accommodation. The services provided are specific to each individual and their needs.
Contents insurance
This is what we charge for the contents insurance scheme you opted to join.
Buggy storage
This is a charge for an individual scooter storage unit.
Works of adaptations
This is the charge for servicing and inspections of equipment installed for works of adaptations in tenants’ properties.
Administration costs
Each of the charges are based on estimated costs and includes an administration fee. This fee covers costs associated with operating, managing and processing service charges.
