Your contract - notice of variation

From 1st June, we are writing to all tenants about updates to your occupation contract.

This letter is called a ‘notice of variation’.

  • You don’t need to take any action
  • You don’t need to reply
  • You don’t need to contact us

This is a legal requirement across Wales, so everyone living in rented accommodation will receive information in the coming weeks.

 What does this mean for you?

The notice includes new rights and protections within your contract.

These include:

  • You cannot be treated unfairly because you have children
  • You cannot be treated unfairly because you claim benefits

·        These protections already exist but the update means they are now clearly written into your contract.

     When you get your letter please read it carefully and keep it safe with your contract paperwork.

Why have I received this letter?

We have issued these due to the changes brought in by the Renting Homes Wales Act. We legally have to notify you in writing of any changes.

Why is this change happening?

There have been many changes in England under Renters Right Act and , some key provisions also apply in Wales, particularly relating to anti-discrimination and mandatory contract terms. The Welsh Government has updated the Renting Homes legislation to incorporate these legislative changes.

This change affects every tenant in Wales (Private and Community Landlords/HA) and everyone will have a notice. 

When is the change happening?

From the 1st June 2026.

How will it affect me? 

This gives more rights to your existing occupation contracts. There is no action required by you.

I'm a joint contract holder, we have each received a copy of the notice of variation , why?

Under the renting homes regulations all contract holders must receive a copy of the Notice, including Joint Contract Holders.

Do I need to do anything?

You DO NOT need to do anything, just keep the copy of the Notice of Variation together with your Occupation Contract.

Are any of my rights affected?

No rights affected by this change, just increased.

My title/name is not correct on my notice of variation, how do I change this?

The name that has been included in the notice of variation is what we have on our records. For this to be changed get in touch by writing to us or emailing MyContract@taitarian.co.uk  Include proof of ID if it is for a name change (copy of passport. driving licence, birth certificate, marriage certificate, change of name via Deed Poll or Benefits confirmation, etc)

I have received a notice for my partner/spouse/other contract holder who no longer lives here?

This would have been received if it was a joint contract.

For this to be changed get in touch by writing to us or emailing MyContract@taitarian.co.uk with the contact details of the person who has moved out (address and contact telephone numbers, email).
